超巨大リゾートマンション廃墟の最上階に登頂する【ロマネスクリゾート霧島】

A huge abandoned resort condominium towers at the foot of Mount Kirishima. Constructed at the end of the bubble economy, it was completed after the bubble had already collapsed. Approximately 9,800 square meters of land area, 14 stories high, with a total of 252 units primarily consisting of 1LDK layouts The basement and first floors had parking, and the second floor had a party room and gym Floors 3-13 were residential, and the 14th floor had an observation bath and astronomical observatory An article written during construction, just before the collapse of the bubble economy, stated that “nearly 90 units have already been sold” and that “they hope to sell out by the end of the year” Completed in 1993, it likely never sold out The construction company went bankrupt in 1998 Marumi Co., Ltd. acquired the property and began operating it as a members-only resort condominium in 2001 Marumi’s business deteriorated in the aftermath of the subprime mortgage crisis The company filed for civil rehabilitation on August 5, 2008 The bankruptcy was massive, with 5,600 creditors and total debt of ¥21 billion Several rooms appear to have been burned, likely the result of arson Just walking down one floor of the hallway takes time There are so many rooms that it’s monotonous, so I’ll just show you the interesting parts To convey the staggering size of the building, I’ll show you the hallway without cutting Apologies for the length This room is also burned “VEGA Entrance” “Karaoke and Table Tennis Hall” There’s karaoke and other facilities on the lower floors, but let’s head to the 4th floor first I’ll save the lower floors, which have a lot to see, for later The contrast with the burned rooms is stark The clean rooms look like they could still be lived in This one doesn’t open Some rooms are open, others are closed There are so many, it’s impossible to see them all Isn’t it a design issue that elevators are only in the center? Even though it’s a resort, the exterior corridors make it seem like a cheap apartment complex The hallways are just too long This central area is the elevator hall It looks as good as if it were still in use The architecture from the ’90s feels flimsy and cheap overall Unlike buildings from the ’60s and ’70s, they don’t gain any charm even as they decay Despite the robustness of the facilities Let’s take this staircase to the 5th floor This room is a little weathered The same scenery continues endlessly, like a different world It’s so monotonous, let’s go up to the next floor I’m on the 6th floor The exterior corridors on the 6th floor and above have windows Just having a window makes a big difference in the sense of security When Romanesque Resort Kirishima closed, deposit claims from members amounted to approximately 7 billion yen, causing significant confusion among creditors Around 2014, a medical corporation holding approximately 70% of the claims sent a letter to other members requesting their contributions to renovation costs This was suspected to be a new form of fraud This medical corporation also filed for bankruptcy in 2016 Another company announced a revitalization plan that same year However, the company’s official website has not been updated since June 2019 The sheer size of the building symbolizes the magnitude of the debt The curtains are mangled like a work of art It seems like I’m still lower than the middle Since all the rooms looked similar, I quietly closed the door I want to reach the summit first, so I’ll speed up a bit Sorry, but let’s skip the 7th and 8th floors and head straight for the 9th There’s a strange sound echoing through the hallway I know it’s probably birds, but… It feels like something out of a horror movie I walked cautiously Honestly, I was a bit scared They’re probably scared, but I’m scared too I’m the one who’s intruding, so I should be humble It’s common for birds to take up residence in abandoned buildings like this, so it’s best to be cautious about infectious diseases Dried feces will fly around, so it’s safer to wear a mask There were no rooms available beyond this point The hallways are still too long and cheap-looking I sense a dark side to the membership-only resort condominium business Since the rights to each apartment are further divided into sections, Isn’t it already practically impossible to sell? As of 2021, when the building was already abandoned, a 1/7th share was being sold for 180,000 yen Was there anyone willing to pay 180,000 yen for a 1/7th share of the apartment? Finally, I’m heading to the 10th floor I made a mistake here and ended up climbing the stairs leading up I accidentally skipped the 11th and 12th floors and headed straight for the top floor Fatigue and haste to reach the summit likely led to a poor judgment I apologize to the viewers for not seeing what I should have seen I’ve reached the top floor, the 14th floor Observatory There was an astronomical observatory This appears to be a conference room A narrow spiral staircase leads up The astronomical observatory is located on the 15th floor The observation lounge just before the observation bath “Observation Lounge” The observation bath The door to the open-air bath won’t open More stairs continue This is above the astronomical observatory Let’s take a look at the other large bath “The large bath on the 14th floor is currently closed due to a leak investigation”

ロマネスクリゾート霧島は「すまい」社が建設、敷地面積約9,800㎡、14階建て、南側の庭園を囲むような弓状の構造で、1LDK主体の総戸数252戸の超巨大リゾートマンションです。地下1階と地上1階が駐車場、2階にパーティールーム、スポーツジムがあり、3階から13階が住居で、最上階の14階には開閉ドーム敷の展望浴場、天体観測室などがありました。分譲価格は2,000万円台から6,000万円だったという。
『財界九州』（財界九州社、1991年5月）の取材記事には「資産家、医者、企業のオーナーなど個人を中心にすでに90戸弱売れた」「年内完売を目指したい」と記されています。
建設中はまだバブルでしたが、建物が完成した1993年までにバブルが崩壊し、「すまい」社も1998年に倒産したことから、福岡市にあったマンション管理会社・株式会社丸美（まるび）の創業者が取得、2001年に会員制リゾートマンションとして運用を開始しました。
同社はその後、2006年には熊本県熊本市の菊南温泉にも「ロマネスクリゾート菊南」をオープンして会員制リゾート事業を本格化、同年に大分県由布市の湯布院温泉にも「ロマネスクリゾート由布院の杜」もオープンさせています。
しかし株式会社丸美は事業多角化による借入金の増大やサブプライム住宅ローン危機の余波により経営が悪化、2008年8月5日に民事再生法の適用を申請。債権者数5,600人、負債総額210億円の大規模破綻となりました。
同時点で「ロマネスクリゾート」の会員は2,225人、会員からの預託金債権は約70億円に達しており、債権者らに大きな混乱を招きました。
菊南温泉と湯布院温泉にあったロマネスクリゾートは2010年に別会社に譲渡され、「ユウベルホテル」グループとなって現在も営業を続けていますが、ロマネスクリゾート霧島については譲渡されることがありませんでした。
2014年頃に、債権の約70%を保有しているという医療法人山由会が、ほかの会員達へ改修費用の負担をお願いをする文書を送付し、新手の詐欺ではないかと警戒され話題となりました。この医療法人も2016年に破産手続きの開始決定を受けています。
同じく2016年には、不動産再生事業を手掛ける会社が設立と同時にロマネスクリゾート霧島の再生事業を発表していますが、同社の公式サイトの更新は2019年6月で止まっています。
また、不動産サイトには、区分所有者がその持ち分を売りに出している例が見られます。
建物の現況については、ホテルの外観は綺麗に見えるものの、落書きや人的破壊の目立っている様子を2023年9月に訪問した人物がポストしています。また2023年10月には不審火も発生しています。
2025年4月時点で現存し、複数の居室のほか、パーティールーム（レストラン）に著しい火災の跡があります。
