This might be Africa’s version of the Billionaire’s row a road stretching 18 km in length with the most expensive homes
money can buy on the African continent. It is home to some of the most luxurious properties and neighborhoods so a lot of tourists and internationals they come here, they want to live in a really exclusive suburb. This is the spot. We’ve got from celebrities to top tier people living in this area. These neighborhoods are not just expensive because it is at the edge of the world. What makes it expensive is the limited availability of homes reserved for the highest bidder. Actually I’m standing on the road right now It’s called Nettleton Road. It is the most expensive street in africa but actually it stretches for another 25 km called the Atlantic Seaboard. The most southern part of the African continent featuring white sandy beaches five star restaurants and the most sophisticated architecture
in the Southern Hemisphere. I mean just check these stunning views landscape beautifully around. You’ve got palm trees, you got the pool below massive mansions and Villas of very high specs very much influenced by the mansions found in the hills of Beverly Hills and Bel-Air. Properties in this area come with a premium price tag as you would expect. Entry level home apartment can start around half a million dollars while ocean front Villas can surpass 15 million dollar. Man like this mansion right here there is a home in Camps Bay that can fetch up to $35 million this neighborhood of Cape Town is not just a place to live it is a global statement of success. So who is buying this Villas? What makes this area so exclusive? Why is it home to some of the most expensive properties in Africa? How much does these properties cost? And what does the properties look like on the inside? I’ll visit all of these neighborhoods and rank them from least expensive to the most expensive and of course answer all of your questions if you watch this video to the end. The first neighborhood on the list is Constantia known for its wine estate, large plot size and amazing architecture. Constantia offers so many beautiful options the natural beauty is surrounded by lush greenery, vineyards and exquisite mountain views. As you can see, although not located in the Atlantic Seaboard ConstanTia lies about 20 km south of Cape Town CBD nestled on the foot of the Table Mountain National Park. It’s a great neighborhood for raising kids, raising family typically the plot sizes are a little larger with nice garden spaces for the kids to play. Uh, there’s some beautiful schools around Constantia, like the American International School. Constantia upper is synonymous with opulence and expansive properties, with large plots like this one. Yeah we’ve got from celebrities to
top tier people living in this area Homes sit on large plots typically from 1,000 square meters to several acres, offering space for garden, orchard, and equestrian facilities. This is a more modern style home. It’s like a barn style home which is becoming very popular at the moment. it’s very much an open plan living space free flowing out onto the entertainment space like you can see here It’s that very indoor outdoor living nice lawn space uh for the kids to play You’d find a lot of minimalistic and contemporary designs often large open plans with indoor outdoor flow I visited and toured two different properties the first one with an asking price of R17 million ($970k) which is on the lower side of the market this property is sitting on 1,250 square meters and uh you got this nice green area on here you have a lot of wood details on here and now we’re stepping into the first part of the property which is like a long shot of the living room that also opens up to the outside and you have the outdoor space here you got a nice pool for yourself so I don’t have green areas in my home like this so when you come to the first floor, you got one two three bedrooms and I’m gonna take you to just the main one. YOu got the views on there of the pool on the backyard space and guys look at this Simple you got your bath tub on here and 2 standing showers and you have this very nice working closet on here Would you consider this property that we are right now to be on the lower medium or the high end market here So this is on a the higher end upper Constantia side so it means you can have properties here that go up to like what 25 30 million rand? Oh– way above that An 87 million rand home in the middle end side of properties in this neighborhood. So this listing currently is on the market for 87 million it’s on 8,000 square meters. Does, as you see, have a beautiful tennis court massive big swimming pool. We sell a plot for 7 million seven and a half million upwards and you know over the years Constantia has been really consistent with its growth Just because it’s you know it’s a APEX of area where you’ve got a lot of luxury homes upmarket homes and super luxury homes like this home itself the average price in Constantia at the moment is just over 16 million rand You know homes can go up to 100 million if not over. The highest sale last year achieved was around probably a 55 million rand. Obviously that’s been driven by this exceptional demand that we’re seeing at the moment in the market and fairly low supply in the marketplace We do sell to some Americans. Specifically Germans love Constantia and the UK buyers Let me know what you think about the neighbourhood of Constantia. The fifth neighbourhood on the countdown I’ll be paying a visit to is Bishops Court it is nestled on the slopes of the Table Mountain in the Constantia Valley. Looking at the drone shot looking at the environment you’re not even gonna tell we are in the city. it is very common with people who just want to enjoy nature. They want to live in between nature well. Bishop’s Court is steeped in Cape Town’s wonderful history it was originally a farm before it was bought for the Archbishop of Cape Town Oh really? –and made it his home. Um. Hence the name Bishop’s Court it’s a quiet neighborhood as you can probably tell. You wake up to the sounds of of birds and nature. Yeah You got incredible views of the mountain So it’s actually the back of Table Mountain This is the back of Table Mountain? Devil’s Peak, yeah This neighborhood is also known for even larger plot typically from 2,000m² up to 9,000 m.² It is one of Cape Town’s most affluent suburbs beautiful elegant 8,000 m² or more, so probably 2 acres and larger. Wow Many politicians and celebrities uh embassies go for Bishop’s Court home because it is steeped in breathtaking natural beauty typically this is kind of old school money right now. What would you say is the average price of property in this neighborhood? So the 19 homes sold last year in Bishop’s Court and on average that price worked out about 25 million rand per property but mostly looking at the mansions 35 million rand and above Right to the the large villa properties you know reaching over 100 million There’s not a lot of properties that have come on the market So because the owners are like keeping it? Yeah exactly Now let’s pay a visit to a 70 million rands mansion It was built nearly 19 years ago on Exeter Road Exeter Avenue in Bishop’s Court One of the highest streets and as you can see behind you, has the best views Can’t beat them. This property has three levels. The down level is where you have the guest chalet or the cottages that you can use for Airbnb’s or you can choose to turn it to a gym if you want or whatever right? Standing here just at the lower level you can start appreciating the architecture it’s amazing this property was built 19 years ago by the owners and the architectural design can still compete with even more modern Villas that are built here in Bishop’s Court This is the first lounge. They have two other lounges on here. You got a very nice fireplace on there and this is the dining area just right here Can sit alot of people welcome to the entertainment area here. This is, I wanna say the selling point for this property You see right here, you can’t even see your neighbours right and that is why people love Bishops Court. And that is why Bishops Court is considered old money. This level of wealth, you really don’t wanna interact with your neighbours. You just wanna be in your own space space in your own world, and the views here that is just what it offers. So now we are in the landing here in the third level So here, we have what I like to call the family lounge Only for the owners of the property So now I’m gonna take you to the 5th room of this property and the 3rd room on this particular floor here You have way better views it has its own walk in closet but of course doesn’t have a skylight and the bathroom that is just on here The vanity is standing shower and now we’re gonna go outside Of course double glazed glasses so you close it out no wind no sound Come on guys this is Bishop’s Court. This is the reason why you’re gonna put 70 million rands for a property like this and if you stand just right here by the balcony of course you can see the entertainment area and all to the lower level down there into the street So how has, uh– homes appreciate in this neighborhood over the years. A Bishop’s Court has consistently appreciated over the last few years you’re looking at a growth of about 5 to 8% year on year consistent consistently Do you see yourself owning a home here anytime soon or no? I’d love to own a home here I might have to marry into it though Let me know what you think about this neighborhood and if you would love to own a home here. Now this is where things start getting interesting. Let’s head over to the Atlantic Seaboard and experience where the ocean meets upscale architecture. The fourth neighborhood we will pay a visit to is Llandando nestled in a private Cove between Camps Bay and Out Bay with only one narrow Mountain Road providing access here this neighborhood is known for its pristine white sandy beach with impressive granite boulders Llandando is probably one of the most exclusive suburbs not just along the Atlantic Seaboard but in South Africa as a whole perfect location set away from the hustle and bustle of the city yeah So a lot of tourists and internationals they come here they don’t live next to the city but they want to live in a really exclusive suburb this is the spot. There is a private school in Llandando oh really? It’s very well known It’s one of the top end schools here in Cape Town yeah Great family location it’s very well protected it’s got really good security coming into Llandando 24/7 patrol around the streets home to just over 570 residents with a community that is about 87% white and 85% English speaking so everything’s very modern you know you don’t find too much of the traditional older stuff and if you do it’s because it was built from a while ago yeah but those homes will quickly get snatched up knocked down and rebuilt This neighborhood is known as an exclusive affluent enclave occupied by older long term home owners That it’s prime location right it’s just suburbia here just residential there’s no commercial and there’s no retail creating a Peaceful Village like atmosphere Are there still lands available here? Cause something I found very very funny is for some of these neighbourhoods there are no lands so you probably have to buy an old villa and bring it out So scarce the land here yeah which is why you can get premium prices for the land here still a 1,200 square meter plot going for 20 million rand and that’s because there’s so few available wow We’re talking about maybe one or two on the market yeah A year maybe a couple more than that. Properties range from luxurious Ocean View Villas to cozy coastal cottages often with private gardens pools and sea facing decks Yeah Like this house has a Balinese design very much influenced by the mansions found in the hills of Beverly Beverly Hills and Bel-Air. The average property prices are between 20 and 40 million. Obviously the home we’re in now is particularly very expensive it’s 195 million rand Wow But they can go as high as that So would you consider this as one of the most expensive in this neighborhood? It’s definitely the most expensive in this neighborhood It’s currently the most expensive in Cape Town So we’re sitting on a land size of 1,600 square meters Actually it’s two plots brought together, number one. Number two, is the floor size is hitting 1,450 square meters. So they’ve got huge coverage on this land It has three tiered garden it’s got staff quarters with four bedrooms six bedrooms in the main home so that’s 10 bedrooms all together 10 bedrooms? Yeah We’ve got a pool here, a spa, Jacuzzi and below us on the other tier of the garden there’s another spa, Jacuzzi, and a fireplace. It’s got all the amenities the whole package
doors open up nicely luxury interior chef’s kitchen uh, full grade You got these suspended ceilings with ambient lighting above You should see this place at night time it lights up. Lights up like a light bulb I’m beginning to imagine what it looks like So good. Look at these furnishings Yeah It’s top rate And they all come to the property cause-

There’s too many chairs that like ha ha ha — How many people? It’s so entertaining So this is the showing room, so you can get your popcorn your slush, you got your drinks, got your fridge slush machine popcorn machine, and then you go into your home theater which is super boutiquey and super luxurious Oh nice! It can sit like uh what 7 people? Six people maybe. Got the starlights above, nice ambient lighting sound good damping panels Yeah. Okay so I can see some techno gym and these are not cheap gym equipment because usually when I go into a home I see some of the people are like OK you would have done better but this is like what you see in a proper gym in a proper commercial gym. Yeah So there’s no expenses spared. Best equipment. We got a lovely sauna. New Swedish sauna walk in steam shower as well. Yeah, you got all the machinery you need got mirrors on the wall, free air conditioning wooden flooring It’s great, it’s a full home gym. The top three neighbourhood I would pay a visit to is Camps Bay Steven welcome to Camps Bay One of my most favourite, uh, residential suburb here in Cape Town. Very popular it is for most people for the beach and the promenade lined up with a lot of restaurants A glamorous seaside suburb located 6 km from Cape Town CBD nestled between the 12 Apostle Mountain range and the Atlantic Ocean Here you would get postcard worthy views the palm tree lined promenade and direct access to the world famous Camps Bay beach, one of the most photographed location in Africa. Camps Bay, it’s kind of got two districts We got Bakoven and Camps Bay we lie just over the mountain from the city centre very close to the city and the airport. Not a far commute at all.
Okay And we’ve got, we’re on the foot of Lion’s Head and Table Mountain and in front of us you’ve got the Atlantic Ocean and a white sandy beach below with the promenade you know the Cape of Good Hope strip it’s very famous, got beautiful restaurants Yeah -um places to go to at night time, a very exclusive suburb along the Atlantic Seaboard This area is known for its luxury tourism appeal so many homes are bought as holiday Villas or investment Airbnb’s for holiday rental. Here in Camps Bay you can achieve yields of 10%
per year quite easily if you got the right place the right location you’ve done it nicely like the home we’re standing in today if you get a property like this you’re gonna have it rented probably throughout the summer. Very high yields due to the high demand from tourists wanting to come here every year Airbnb’s holiday Villas they do very very well. It’s a great investment area as well so because you know Cape Town’s already overbooked as it is. Yeah. So as soon as something comes onto market for the holiday season it’s snatched up. So if I’m gonna put this if the owner is gonna put this probably on Airbnb how much would you say that would be? A day
A night? We’re probably looking at about 50,000 rand a night. I mean think about the amenities of this home. Have you seen around the house? I have-
I have looked around a little bit I visited and toured this property for 45 million rands So we’ve got five bedrooms six bathrooms it’s got a pool, jacuzzi sauna, garden area place for a fire pit, media room, bar open plan kitchen, living room dining area-
Yeah Fantastic views! It’s completely private from the other neighbours It’s hedged with palm trees almost not see anybody.
Yeah You see the boulder outcrops we’re very close to the sea as well Yeah, Table Mountain at the back drop and it’s got high end finishes So this is a luxury villa. what’s the asking price for this villa at the moment? 45 million rand which is anywhere about $2.4 million Yeah, today’s current exchange rate So would you consider that lower like medium or high end for this neighborhood? I would say that’s a it’s priced well for this neighborhood Yeah it’s five bedrooms. Some five bedrooms in Camps Bay which can fetch 70 million they’re sitting on a bigger piece of land What’s the- What’s the most expensive property you’ve ever had sold in Camps Bay? I’m not too sure what the most expensive house is sold but I can tell you there is a home in Camps Bay that can fetch up to $35 million. I’ve been there myself I’ve looked around. It is off market at the moment. It’s an eight bedroom palace Let’s just put it that way Eight bedroom?
Yeah And yeah your viewers may know which home I am talking about. Yeah Ultra modern Villas dominate the upper slopes offering glass walls, rooftop pools and panoramic ocean views. Homes are offered multi level with elevated position maximising sea and sunset Vista. And the properties here in Camps Bay, they’re known for, um, their size They’re quite bigger you know most Oh really?
-properties on the market Yeah. most properties on the market are five bedrooms plus What nationality usually would demand for property in this location? The most we found that it was predominantly Europeans that were buying properties in Camps Bay but over the past five years it has… the African market has increased. The African buyers market has increased a lot Like you said a lot of Nigerians are looking at Camps Bay due to its popularity, you know, and it’s- it’s beautiful views, the suburban feel yeah um, the… the good return on investments so you know the the market has shifted and I would say it’s actually more Africans looking to buy here now in Camps Bay and the Europeans are looking to sell at the suburbs southern suburbs like Bishop’s Court and Constantia surburbs. Oh okay. Let me know what you think about the neighborhood of Camps Bay and if you would love to own a home here. and the top two neighbourhood I’ll pay a visit to is Bantry Bay an ultra luxurious suburb located between Sea Point and Clifton perched on the slope of Lion’s Head with spectacular panoramic views of the Atlantic Ocean and direct access to the scenic Victoria Road coastal strip What’s very exciting about Bantry Bay is that it’s this very sophisticated Expensive place right? So Bantry Bay isn’t just another luxury neighborhood in Cape Town It is the address for those who want the best of everything So I want you to think exclusive oceanfront properties in a rare wind free microclimate due to its position which is just right under the lion’s head with unreal Atlantic views. If you look behind you on the sea Yeah
-you’ll see that there’s a a blasting south Easter wind and that’s more camp space side Here? Nothing. You’re paying for your position prime location probably one of the best neighborhoods to live in in Africa. Our president lives in this neighborhood Oh sitting president?
Yes Cyril Ramaphosa lives up the road This area is home to wealthy South African elites Most residents are drawn to its privacy exclusivity, and close proximity to both the beach and the city which makes it very expensive to buy into So if you’re looking to buy be ready to spend. So homes here will start at around 15 million rands ($857k) but that’s just like the apartments but the luxury properties here can push past
R100M ($5.7M) Our neighbours on the left-
Yeah -uh that property was sold in April this year for 60 million 60 million right.
Okay This particular one we are right now so let’s get some details about it. This property was built in the 80s so it is slightly dated. However, it’s position is probably the best You are smack bang in the centre of Bantry Bay so you’ve got three bedrooms upstairs Three bedroom up.
-middle level is all about living, kitchen, dining, and then it flows out onto this balcony. Yeah And then downstairs is your entertainment you’ve got two flatlets you could call it we’ve got a cottage at the back and then beneath we’ve got a fully self contained apartment. So essentially you’ve got five bedrooms. What’s the the size of the land? The earth is 943 square meters so it’s quite large. It’s one of the bigger ones along this section of road Yeah And this road is called Ocean View Drive and what more I mean how much more fitting could it be Yeah So what’s the asking price for this? So asking price–
ask asking price in South Africa at 33 million rand ($1.8M) There isn’t so much vacant land right now and you can tell because there are just very few developments Almost non existent right? So here in Bantry Bay this is one of the few construction that you’re gonna see happening here there’s not so much land available right now and you can see like it is being built on a very difficult slope so it requires some very skilled uh… construction company to actually you know build something like this But yeah you can see the kind of houses that are here They all like are sitting on a cliff but when you finally do see a plot here it’s gonna require like premium premium price tag right So your average price per square meter here is probably around 40,000 40,000 rand square metre This neighbourhood is dominated by modern minimalistic architecture multi level Villas built into the cliff with expansive glass facade to maximize the sea views Aitan has toured quite a number of luxury homes on his YouTube channel and of course if you’re interested to purchase real estate in any of these neighborhood I’ll leave his contact in the description section below Beyond the real estate, the lifestyle here is top tier, right? It doesn’t have a beach itself So but then you have the Clifton Beach which is another neighborhood we’re also gonna talk about most homeowners here are not even willing to sell So it’s very difficult to see a listing here in this neighborhood but yeah I’m going to conveniently run this neighborhood as the top two here in Cape Town South Africa So you guys do let me know what you think about this neighborhood here. Bantry Bay Now let’s visit the top on the list and my personal favourite, Clifton It is an ultra exclusive seaside suburb tucked between Bantry Bay and Camps Bay Just 10 minutes from Cape Town city centre. It sits below the coastal mountain slopes descending towards the ocean in stepped terrace that ends in four world famous beaches Clifton 1st to Fourth Beach very special enclave in the entire of South Africa The most exclusive road in Africa is in Clifton Nettleton Road Very exclusive Yeah, I’m standing on the road right now It’s called Nettleton Road It is the most expensive street in all of South Africa and the properties you’re gonna find on this stretch they’re sitting on a cliff with the ocean views and they have some of the nicest sunset view that you’re ever going to see in your life What sets Clifton apart is the direct beach access unobstructed Atlantic views and near total wind protection and limited availability of land making it one of the most desirable piece of real estate in Africa You know it’s on the side of Lion’s Head which is protected from wind It has four beautiful white sandy beaches below it’s known for um- high profile figures and celebrities to buy homes there live there, rent there as expensive as these homes are many properties are owned as holiday homes so the suburbs feels both exclusive and seasonal. Clifton properties are built into the cliff giving nearly every home a multi million dollar Ocean View The- -the engineering that goes into the homes there on the mountainside is absolutely out of this world. So is that really the best engineering in the world? Well basically, what they’ve done is they’ve taken a cliff side right the mountainside very steep and they’ve built massive mansions and Villas of very high spec. Sayota have many properties there. Getting a land to build a home here is almost non existent I don’t think there are more than you know three or four plots of land available right here Probably you need to buy an old house and demolish it. Clifton homes are rarely on the market Many home owners hold their properties for generational wealth or seasonal use. The most expensive home, however, not for sale, is the famous Iron Man Villa. I saw you tour the Iron Man Villa. Yeah what do you think about the property? I mean when I posted it a lot of people said it was like yo what is inside, you know. The property itself is magnificent I’ve you know- never been in a property quite like it of that stature especially in… in Clifton Yeah it’s quite unbelievable but you know what I- I feel as though it… some work could be done on it I don’t know if it’s a finished product Yeah
Yeah Beautifully done. Architecture is fantastic. Engineering absolutely mind blowing. But, the interiors I think it could use with a good refurbishment Is that the most expensive listing right now in south? Well it’s not listed for sale I understand
-and it definitely trust me when I tell you the owner will not sell that place But it is the most expensive I mean if the owner was to sell it was to put a price tag right now would you say that would be the most expensive in Cape Town? Potentially… potentially And what do you say is the worth? Could get a… half a billion rand 500 million rand?
