Hey guys, Ron here with Rising Sun Properties in Nagoya and typhoon’s coming in. So, going to be rainy the next few days and still waiting for the uh the fall to officially come. It’s been pretty hot here and it’s uh now October 14th. So, uh first of all, thank you so much for all the messages and congratulations uh for our new arrival of our little girl. Really appreciate it. everyone’s happy and healthy and uh doing great. So, thank you very much. Uh this next video is a property we recently viewed in Nabati. We viewed a couple properties for this client and it’s a really good example about, you know, being a little bit off the grid. Nabati is in Maen. It’s not, you know, really connected to too much. Um you would need a car for this property for sure. It does have threecar parking, but it’s a 7 million yen property, which is about 45,000 USD right now, and a really great value for the price. So, if you get outside of the city and more into the countryside, um, like this property here, then you’ll be able to get a lot more value. I know a lot of people want to be connected, maybe not comfortable with driving and want to be near a train station, but if you’re comfortable being outside of the main cities and uh you know have to travel a little bit to stations and get to other places, here’s an example of what your money can get and it’s a pretty good bang for your buck. So, thank you very much. Enjoy the tour. Here’s the drive coming to the home. I headed out with Sud. She is one of our team members, was in America for 20 years and did real estate out there. So, if you work with us, you’ll likely be talking with her and she might even be doing some viewings with you. So, very beautiful area. Lots of nature around. Here’s the home. As I mentioned, it’s in Nabad Mier. It’s a 7 million yen property. Twostory 4LDK built in 1993. 140 m building and 193 m total. And it’s about a 10-minute walk from the bus station. So, there is parking as you can see here. You can fit three cars in there. And it’s quite wide, so you can fit bigger bigger cars in there as well. I forgot to get a uh tour of the outside. There were a couple cracks in the foundation, but didn’t look like anything substantial. Pretty normal wear and tear. But, as you’ll see, this home for 7 million yen, uh, Sud and I were talking about it. I’ve never seen a home that was this nice for this price. So again, just kind of being outside of major cities, more rural areas, you’ll get a lot more bang for your buck, although I know that’s not ideal for some people. Here’s the Gen Con. Just had a couple things left in from the previous owner. These stone wallpapers. Um, so you know, if you upgrade all the wallpaper in this home, then it’s going to look much better. S did a quick check on it. I think it would be around 500,000 to do all the wallpaper. All right, here’s the house. This one’s pretty tall, this doorway, but a couple, the toilet and the bathroom are still a little bit shorter, but most of them are of height. Quick height check I try to do on all properties, just kind of get a feel for the doorway. Some of them can be quite short. This was a little bit mixed, but most of them were a lot taller. So, here’s the one bedroom on the first floor. Got a closet. You can see I think they did a little bit of a DIY job on the wallpaper that would need to be fixing, but overall foundationally, it seemed pretty solid. There wasn’t a lot of creaking on the floors, no soft spots. I did take a look underneath the foundation, which you’ll be able to see, and it looked all right. Of course, need to get an inspector in here to do a professional job. Here’s the living room, kitchen, dining area. You can see it’s quite spacious. That wallpaper needs to be replaced. Might have been a smoking home. Some stains going on on the walls and on the outlets, but that can all be fixed. Didn’t have any kind of smell or anything like that. So, lots of room here on the first floor. There was an addition on the second floor as well. We’ll get to that here later on the tour. Here’s some screen doors going out to the driveway. Not really a patio here and a bit of a a drop, not too far. Maybe about a foot down to the ground. So, if you wanted to get out quickly to your cars, that’s no problem. Here’s a small tatami area. Probably used for uh dining, Japanese style. You put a kotatu on there. There’s a plugin. You see it’s a bit stained, which makes me think it’s a it was a smoker’s house. Couple closets like uh most Japanese homes. Plenty of storage. You got a balcony off to the right there as well. And here’s a look into the kitchen. It’s got a little window to to view out. Wallpaper here. Basically all over the entire house needs upgraded. I took out the cooler box so I could take a look underneath. Kitchen is okay the way it is. It’s pretty dated. Might want to, you know, upgrade that later, but I think it’s functional the way it is. Here’s a look underneath. Wood looks dry and it looks solid and connected on the tops there. So, from my glance, it looks okay. Can the inspe and I can’t see everything. And the inspector will crawl around and get to all corners of the house if possible. Just get on there. There we go. Those are just uh covered there for extra storage and a crawl space. So that’s just a stove that would connect to the gas there. That’s easily replaceable. So, it’s not a system kitchen, but seem to be okay. That’s a small dishwasher off there to the left. Look out the back patio. Little storage shed there. Some covering to protect from rain if you’re trying to hang out clothes. Here’s the shower area with the sink. The sink looks pretty new. Not high-end. It’s just kind of a plastic sink, but it’s there and new and no problem using that. Here’s where your washing machine would go. And a look into the shower. Floor looks a little bit dirty, but I think this area is fine just the way it is. Looks like it’s been upgraded somewhat recently. Nice tall door here. Back to the front of the entrance way. This does have two toilets, one on each floor. Here’s the first floor toilet. Toilets have been upgraded, so they should be fine just the way they are. Some storage underneath the closet. Sorry. Storage underneath the stairs. Closet space underneath the stairs. Going up to the second floor. And you see the stone wallpaper running all along all of it. Two rooms up here. Looked like it might have the the back room might have been upgraded and um extended. Here’s a look down to the entrance way from the second floor. So, that’s pretty cool. Here is your second toilet. Again, this toilet looks fine just the way it is. Wouldn’t really need to be need to uh worry about upgrading that. Here’s the first room on the second floor with a a patio. And you see the stairs going up to the attic. I do go up there. It’s just storage space, but I didn’t see any water damage, so that was a good sign. Quiet neighborhood. Neighbors seem friendly. I was kind of blocking the lady across the street’s car. She came over and just asked if we can move it. Was very nice, friendly. Overall, super quiet. You can see it’s got a nice view. The shingles there look a little bit dated, so it might be something to think about for the future. Two different closet spaces there. Plenty of sunlight. And all of these windows and doors are shuttered, so we open them up before viewing. And you can also, you know, shut them if you’re going to be gone extended amount of time or if a big storm’s coming through. Here’s a look up into the attic. And again, just storage space, but looking for water damage. Didn’t see anything that I was concerning. There’s a light up there. And that just folds back up. Very common system. I see these in a lot of the homes here in Japan. Take a look back down to the first floor. And here’s the hallway. It’s got two entranceways, but it’s to one big room. And there’s also another balcony back here. So, you can see plenty of natural light coming in. Doors were all shutting properly. Got this wood wallpaper, but a nice big room. L-shaped closets. Got this bay window looking onto that other plot of land. Nobody living next door. Lots of closets here. No aircons were installed in this house, which again isn’t a big deal. It’s actually better if they’re not because if they are remaining, chances are they’re going to be older and need to be replaced anyway. So, it’s just one less thing you have to worry about. Aircons are not that expensive. You know, you can get them used but cleaned and refurbished for maybe 40, 50,000 yen installed. Couple angles of this room. Yeah, really felt like a home, you know. Lots of space, plenty of rooms. Something there maybe from the uh the aircon that was there previously. But here’s a balcony looking off to the back. Not much to see, but homes, but it is there. Here’s another look at the roof. You can see the tiles maybe need to be replaced. I don’t know when the last time they were replaced. Didn’t see any leaking, but something you might want to worry about in the future. There is some uh coloration there, so I’m not sure if that’s water or not. And a look down the hallway from the other door. And here are the shutters. Most of them were the sliders. Very easy to open and close. And then the ones over here were bit of the newer style where they just pull down and lock into place automatically. So can quickly and easily open and close them. The older homes have the same ones, but they’re they’ll be made of wood most of the time. So, this is built in 1993. A little bit upgraded. You see the light difference with it closed in. At 7million yen (45K USD), 4LDK and 140sq/m of home (193sq/m total) this home is probably the best home I’ve seen at this price. Homes like this you’ll likely need to consider driving and might not be a good choice if you’re looking for a holiday home; which most of our clients are. But if more rural areas are ok for you then I think you’ll be able to find a great home for a much more reasonable price.

That's pretty pretty good in my budget and that house looks very nice but what is the total cost your fees the buying fees paperwork the house everything what is the complete price and I would like to know what or where is yonago city tottori yamakage cho hyuga city how about in your home in your town😊😊
