Why Shanghai’s $430M Culture Mall is Failing 4K

滨港商业中心位于上海虹口区 地处四川北路核心位置 该地71亿元地王光环 承载着复兴四川北路商圈的重任 但自开业以来 从媒体的报导中看 该商业中心并没有兑现复兴四川北路的期望 今天 我们实地考察一下开业半年的该商业体 看看承接着重任的该商场 为什么没有获得人们对其的期待 早在上世纪 四川北路是上海重要的三大商业街之一 而且是上海人喜欢的商业街 和南京路步行街 淮海中路不同 四川北路的商品 品种齐全 价廉物美 而且能够买到市场上稀缺的商品 上海许多的市民都搭乘公交车来四川北路购物为时尚 长约3.7公里 宽约18米的街道常常是人头攒动 熙熙攘攘 据记载 20世纪的四川北路单日客流量高达120万人次 200米核心段：聚集38家钟表店、27家皮鞋铺 这实在是让人感慨万分 2000年后 四川北路开始了走向下坡 2000年的客流量下降约40% 2005-2010年间 四川北路上的几个大型商业体也纷纷倒闭 形成了断崖式的下滑 2015年 彻底退出了顶级商圈的竞争 2020年 其客流量仅为南京东路的1/8 此后 当地政府也采取了一系列的措施 但见效甚微 2021年底 今朝8弄落地 四川北路想以此契机复兴四川北路的辉煌 但并未起到明显的作用 加上三年的防疫管控 今朝8弄失去了复兴的时机 2024年底 和今朝8弄一体的滨港商业中心二期开始对外营业 随即巴金图书馆 以及几栋老建筑的开放 一时掀起了高潮 但转迅即世 后劲无力 刚刚我们步行在滨港商业中心的负二层 可以看到 商场的地下层的开业率并不高 主要是一些娱乐店铺 和一个阶梯式的舞台 我们注意到 虽然地铁10号线可以直达今朝8弄 但并不能从地下直通滨港商场的地下商场 顾客需要通过商场或经过今潮8弄才能抵达负二层 这和上海的其它大型商场地下商业通道有些不同 缺乏便利性和互动性 另外 感觉商场的负二层似乎没有完全的搭建好 看上去非常的简陋 现在我们看看负一层 楼梯口的这个装置还不错 充满着多巴胺的色彩 悬挂在天花板的座椅 比较有特色 负一层主要是餐饮 但店铺不多 特色不足 但环境还是不错的 区两楼看看 这是我们在负一层看到的滑梯 现在是休息时间 没有开放 商场一层中心区域 正在举行展览 前往二层 刚才 我们在一层发现了什么 它似乎没有一线品牌店铺 非常另类的陈列 两楼的感觉怎么样 我觉得人气还是不够 我觉得商场就是应该很热闹的画面 这里有个装置 红彤彤的 感觉这个商场的艺术装置还是不少的 氛围是有 但缺乏人气 看了这几层 人气真的不怎么样 我现在想找到该商场的露天长廊 那里可以看到今潮8弄石库门屋顶的粉色爱心 但我现在不知道这个平台的露台在哪里? 也许在顶层? 我终于找到了这个通道 它就是通往外面露天位置 喔 确实不错 视野很好 我们沿着台阶晚上走走 看看视野会不会更好 这里的玻璃护栏实在是太高了 出于安全考虑 但对拍摄并不友好

Shanghai’s Hongkou Bincommercial Center (a.k.a. “Jin Chao 8 Nong”) was meant to revive the city’s historic North Sichuan Road—once the “Fifth Avenue of the East.” But despite a $430 million investment, this cultural megaproject sits eerily empty.
